We take a proactive approach to lettings and will recommend any changes to the property that may improve its marketability.
Once an applicant is found we will thoroughly vet them on your behalf including credit referencing agency checks, landlord references, proof of income, bank checks, right to rent checks, etc. We also provide a holding deposit and security deposit service.
We can arrange legally required administrative and practical approvals such as GAS Safe Certificates, Electrical certificates, EPCs, carbon monoxide and smoke alarms, deposit protection, service of Notices, How to rent guides, Legionella Risk Assessments, PAT Testing, inventories and more.
We use innovative software to enable excellent management of property portfolios. This ensures we can cover a full breadth of property management services seamlessly under one system. Our management services include refurbishment, repairs, maintenance, security, inventory check in and check out, bank reconciliation, recovering deposit repayments, etc. We are experienced in managing individual units or blocks and are able to provide in-house agency staff. We are also members of the HMRC Non-resident Landlord Scheme and can, therefore, act on behalf of foreign-based Landlords.
We provide a monthly reporting service setting out a review of matters such as tenancies, maintenance, deposits, legal matters, financials and other bespoke matters. This will provide a thorough overview of the income and expenses with supplier invoices, payment records, bank reconciliation etc. simplifying annual financial reporting.
We also provide a budgeting service to help assess current and forecasted income and expenses to assist in future planning.
